Q. What are the requirements for your application?
A. We need proof of income, to make sure the rent will not be more that 35% of your gross income. A criminal background check is performed. We also require that you have a checking account that is open and in good standing. Other questions, such as previous landlords and personal references are requested on our application as well.
Q. Do you limit the number of people living in a rental?
A. Only two people per bedroom can live in our rental units.
Q. Can the security deposit be broken up into payments?
A. The security deposit must be paid in full to hold your new rental. We may be able to work with you on two payments for your deposit, subject to approval.
Q. Do you have a smoking policy?
A. Our lease states that there is no smoking allowed inside our rentals. Your security deposit could be forfeited if you are found to have smoked in your rental. All of our properties do have outside areas such as decks or porches.
Q. Which appliances are included in your rentals?
A. The refrigerator and stove are included. Most have dishwashers and garbage disposal. All of our units also have central heat and air that we maintain.
Q. Are there any utilities included with the rent?
A. No, the renter pays for all utilities including water, sewer, and trash. Only our furnished vacation rentals come with utilities paid.
Q. Do you allow pets?
A. Yes, there is a $200 non-refundable pet charge that covers up to two pets.
Note: Our Willowbrook condos require the pet does not exceed 30 lbs. Please check with the cities ordinances for breeds not accepted within the city limits.
Q. Who takes care of the lawn?
A. The tenant is responsible for the lawn care on our rental houses, the lawn care is provided with our condo rentals.
